Homeowners: Don’t fall for these pricing myths

Let’s face it, when most homeowners make the decision to sell, the first thing on their mind is often money. But, to get the most money in the shortest amount of time, the listing price is critical. Let’s take a look at some of the top pricing myths and dispel these common misconceptions.

The internet is a reliable source

There are several websites out there that offer automated valuation models (AVMs), where you can type in your address and get a price based on an algorithm, but these AVMs should be looked at as just an estimate.

“No one from those sites has actually seen your home or the local area,” said REALTOR® Danielle Dayrell with RE/MAX Real Estate Professionals. “To get an accurate price, you need the expertise of a local REALTOR® who knows the comparables and the current market.”

Just as you shouldn’t blindly trust the internet, Dayrell says it’s fair to also check your REALTOR®’s pricing strategy.

“As a seller, it’s your duty educate yourself, so ask your agent how they came up with their price,” she said. “Most experienced REALTORS® will have already provided you will that information, so look it over and ask questions. The more you know, the more comfortable you will feel with your final decision.”
